This helps not just the landowner and the developer but also a potential buyer. Generally, it has been noted that parties get JDA's notarised or sign it on a stamp paper. This is the risky way to go ahead and risking the whole enforcibility of the JDA in case of any dispute.
If you are getting a JDA registered, doesent mean that it is sale deed or conveyance deed in favour of the land owner.
